Case Study Planning Investigations

investigationsThe SA Development Act 1993 and regulations require that applications for Non Complying development are accompanied by a ‘Statement of Effect’ prepared in accordance with Development Regulations by a competent person.

Dawley Projects was engaged to prepare a Statement of Effect for a land division involving the removal of significant and regulated trees, potential impacts to a local heritage place and the possible insertion of a new residence into a sensitive semi-rural environment.

The company undertook an investigation of the site and the relevant town planning provisions, examined the development proposal and prepared a report assessing the impact of the proposal including an assessment of the expected social, economic and environmental effects of the proposal.

The Statement of Effect was examined by the Council and the Council's Development Assessment Panel and provided a basis for the client’s submission for final approvals.
